Omfattende rehabilitering 2025-2028
The Destination Jelmoli project involves the comprehensive renovation of the traditional, listed Jelmoli building located in Zurich’s city center. Starting in September 2025, the refurbishment will span approximately three years and focus on revitalizing the structure while preserving its historical significance. The construction scope includes the addresses Seidengasse 1, Sihlstrasse 4 and 6, and Uraniastrasse 25, with completion scheduled for August 2028.

Upon completion, the building will feature about 13,000 m² of newly designed, high-quality retail space on the lower floors, complemented by approximately 20,000 m² of office and service areas. The redesign introduces diverse functions such as restaurants, offices, leisure facilities, and retail spaces to create a vibrant urban hub, maintaining the building’s cultural relevance while adapting it to modern standards.

Implenia is responsible for the turnkey planning and operational construction management, acting as the total contractor for the core refurbishment. Key challenges include adhering to strict monument protection requirements since the building is a listed historic site, managing restricted construction logistics typical of an inner-city location, and coordinating the project without disrupting the active Holmes Place fitness center operating within the building. Additionally, the project involves the simultaneous expansion and modification of existing building sections (GAB/MAB) and fragmented construction phases within existing structures.

A strong emphasis on sustainability underpins the project, with careful material selection and execution specifications aligned with the DGNB/SGNI Gold sustainability seal requirements. Documentation and waste disposal practices will adhere strictly to these sustainability standards, ensuring an environmentally responsible construction process.

Swiss Prime Site Immobilien AG owns the building, and Jelmoli AG acts as the contracting entity. The architectural design is by Ilmer Thies Architekten AG, ensuring the careful balance between modernization and historic preservation throughout the project.
