Renovation and New Floors
The Affolternstrasse 77/79 project in Zurich involved the renovation and addition of a new floor to existing residential buildings. The enhancement included supplementing the existing 31 apartments with an additional four units using a wooden extension. Notably, the tenants remained in their apartments throughout the renovation process, demonstrating the project's focus on minimal disruption.
Central Accessibility Features
Located near Oerlikon railway station, the buildings at Affolternstrasse 77 and 79 are accessible via central staircases with passenger lifts or pergolas. The basement houses ancillary rooms such as laundry rooms, technical rooms, an underground car park, and building entrances. The facade renovation and string renovations were carefully executed to align with the surrounding listed buildings, maintaining the aesthetic quality required by the city of Zurich.
Completed Despite Challenges
The project faced challenges, particularly the need for rehabilitation while the buildings were inhabited and adapting the facade to blend with nearby listed buildings. Despite these challenges, the project was successfully completed with a construction volume valued at 5 million CHF, precisely executed by Implenia Schweiz AG in their role as the total contractor. The project commenced in February 2019 and was completed by September 2019.
Key Stakeholder Collaborations
Key stakeholders included building owner Avadis Anlagestiftung, architect Hotz Partner AG, and several specialized engineering firms such as SIGMA Ingenieure GmbH for building automation, e controlling GmbH for energy planning, UBAG Ingenieure & Planer AG for structural engineering, and Raumanzug GmbH for building physics. These collaborations ensured the successful modernization and extension of the residential buildings.
