The Spritfabriken Rehabilitering og Transformasjon project involves the comprehensive transformation of an old and dilapidated sprit factory in Eslöv, Skåne, into contemporary residential and office spaces designed in an industrial architectural style. The initiative is led by Eslövs Bostads AB, the municipal housing company, in collaboration with LINK Arkitektur as the main architect, with construction and specialized work carried out by NCC and Brukspecialisten. The project stands out for preserving significantly more of the original building fabric than required by the site's cultural heritage preservation status and local zoning regulations.

The project encompasses approximately 200,000 reused bricks, with over half carefully dismantled, cleaned, and integrated into new building extensions. The transformation respects and retains all original facades and restored cast-iron windows, maintaining cultural-historical value while updating the building to meet modern standards for daylight, acoustics, and ventilation. The design process was complex, involving close coordination among architects, the client, structural engineers, conservation experts, and sustainability consultants to ensure the technical and aesthetic goals were met.

A key focus of the project is circular architecture and sustainability, achieved through extensive reuse of demolition materials such as plaster, windows, bricks, and roof beams. These materials have been repurposed in new architectural features including a large pergola and attractive outdoor areas designed by the landscape architects from Sydväst, creating inviting entrances and courtyard spaces. This approach dramatically reduces the project's climate footprint, resource consumption, and waste generation, while enhancing social interaction and accessibility between buildings.

The environmental strategy also includes advanced technical solutions to optimize indoor climate conditions within the historic volumes, prioritizing natural light, ventilation, and acoustic comfort. The architectural treatment brings both visual cohesion and variation in scale and height across the complex, fostering new social meeting points and community spaces that benefit future residents and users.

The Spritfabriken project has received multiple prestigious industry awards recognizing its innovative and sustainable approach to building rehabilitation and restoration. Among these are the 'Årets beste rehabilitering 2025' (Best Rehabilitation 2025) awarded by Sveriges Allmännytta, and 'Årets fasade 2025' (Facade of the Year 2025) by Mur & Putsföretagen. Additionally, the project was acknowledged as a finalist for 'Årets Bostadsprojekt 2025' (Housing Project of the Year 2025) by Hemnet, highlighting its combination of architectural quality, economic viability, environmental responsibility, and cultural heritage preservation.
