85 Apartments and Retail Spaces

The Heimdal Centrum Residential Project, located at Heimdalsvegen 1-3, is poised for final political approval following numerous modifications. The 6.2-decare site includes the adjacent wooden houses and the Prix building by the unmanned Uno X station. The project encompasses three four-story blocks, potentially housing up to 85 apartments, 2,900 m2 allocated for retail spaces (including 700 m2 for services like banks and cafes), and up to 5,100 m2 for office spaces.

Commercial Spaces Filling Fast

Although sales of the apartments have yet to begin, commercial spaces are quickly being filled, according to Terje Steen, Managing Director of Trym Bolig. Steen anticipates that all commercial areas will be occupied well before construction starts, which is tentatively set for late fall. The project's commencement depends on pre-sales and obtaining necessary public approvals.

School Capacity Delaying Approval

One challenge affecting the project's timeline is the capacity of local schools. While the municipality has taken steps to adjust school district boundaries and implement short-term solutions, final project approval is still expected. Additional delays were caused by various round changes to outdoor spaces and building facades.

Active Facades and Walkways

The development features open and active facades facing Heimdalsvegen and Anne Ekrens veg, designed with a focus on seamless transitions between indoor and outdoor spaces. To avoid creating a monolithic appearance, the facade along Heimdalsvegen will be subdivided into vertical units. Furthermore, a pedestrian connection from Heimdalsvegen to Anne Ekrens veg will serve public use, enhancing accessibility for residents and public transport users. Existing structures will be demolished post-summer, with apartment sales expected to commence in spring.
