The Schindler Areal project in Schlieren involves the construction of a mixed-use residential and commercial development comprising six buildings. The development will include a total of 232 apartments, ranging from 1-bedroom to 5-bedroom units, and commercial premises. Among the buildings, one is dedicated to age-appropriate living, and a kindergarten is planned to serve families in the area. Underground parking garages with 166 spaces will be accessible via Allmendstrasse, supporting the site's transportation needs.

Two high-rise buildings form the centerpiece of the development, positioned in the middle of the site and serving as focal points. These are complemented by four peripheral buildings arranged around the edges, creating a cohesive architectural ensemble. The inner garden features play islands with diverse activities such as movement, climbing, water, and construction play, contributing to a holistic, family-friendly outdoor environment.

The project emphasizes sustainability, targeting Minergie-P certification. Heat generation will be provided by geothermal probes and a groundwater heat pump, ensuring energy-efficient operation. The buildings incorporate noise protection optimizations and use seepage systems to return clean wastewater to the groundwater. Design elements include red-brown and sand-yellow brick facades for the high-rises and plaster finishes for the peripheral buildings, which blend harmoniously with the surroundings. Ample bicycle parking, both at entrances and in basements, promotes eco-friendly transportation.
Byggeutfordringer og miljøkrav
The Schindler Areal site features well-designed circulation paths made from polygonal concrete slabs, connecting the two main squares and other open areas, promoting excellent links to the neighborhood. The project faces several construction challenges, including rail transportation issues, dismantling of existing structures, handling contaminated sites, logistics and coordination complexities, and ensuring the building envelope meets stringent sustainability standards. Compliance with eco-criteria and Minergie-P certification underscores the environmental focus of the development.
Byggestart april 2026, 100 MCHF
Construction is scheduled to start in April 2026, with the project completion planned for July 2027. The client and building owner is Schindler Pensionskasse, represented by HIG Asset Management AG. The architectural design is by Adrian Streich Planung AG, with various specialized planners involved, including Energiehoch4 AG for HVAC, Alco Haustechnik AG for sanitary systems, Gutknecht Elektroplanung AG for electrical planning, Raumanzug GmbH for fire protection and building physics, and Schnetzer Puskas Ingenieure AG for civil engineering. The overall construction volume amounts to 100 million CHF.
