Strategic Urban Conversion
The Quartier de l'Etang Block E Development is part of a larger strategic conversion of a 9.5-hectare industrial site in Vernier, near Geneva's historic center. The site totals 11 hectares, including parks and green spaces, and is advantageously positioned near multiple transport networks such as rail, tramway, road, freeway, and airport.
Six Blocks, Varied Purposes
The development consists of six blocks, segmented into three macro-zones for crafts, industry, housing, and activities. Block E, located at the southeast corner, is pivotal as the first milestone of this extensive project. It features a U-shaped plan with lower floors that form an urban base designed in dark grey concrete and upper floors that showcase diverse architectural treatments with lighter tones.
High-Density Housing and Jobs
One of the primary challenges of the sector is to offer housing and jobs while maintaining high density and architectural quality. The urban concept of Quartier de l'Etang includes two layers: the first layer of four levels forms the 'urban base,' linking public spaces, while the upper 'emergences' display varied architectural identities.
Sustainability and Eco-Friendly Design
Sustainability is integral to Block E, which has been awarded the THPE label and is connected to the GeniLac district heating network. The project's focus on green exterior spaces includes at least 65% topsoil, with rooftops featuring vegetation and communal vegetable gardens. Energy-efficient materials and construction methods, such as high-performance fiber-reinforced concrete, triple-glazed windows, and thoughtfully selected interiors, enhance both utility and living quality.
Efficient Project Completion
Completed between December 2018 and July 2021, the Block E development was carried out with stringent attention to deadlines, safety, quality, and budgeting. BIM coordination played a vital role, ensuring the efficient execution of this complex project. The successful realization of Block E addresses Geneva's housing shortage, providing diverse, high-quality living spaces in a progressively urban neighborhood.
