Résidence Les Hauts de Drize is located near the Salève in Plan-les-Ouates, on Route d'Annecy, and is close to the center of Carouge. The site benefits from abundant vegetation and proximity to schools, shops, and public transportation, offering a highly favorable living environment. This project is part of the second phase of the local neighborhood plan PLQ 28391C, which was adopted by the Grand Council in 1994. The land for the project comes from a division of a large parcel that includes a retained manor house.

The residence consists of fifty apartments spread across two buildings. There are thirty-one units in private ownership (PPE) and seventeen in mixed housing (HM), catering to a variety of housing needs with apartment sizes ranging from three to six rooms. The design integrates external insulation, full-height translucent windows, large prefabricated concrete balconies, and high-quality interior fittings, including porcelain stoneware tiles, solid parquet flooring, and fitted kitchens.

Minergie og miljøvennlig design

In terms of environmental sustainability, the buildings are Minergie-labeled, conforming to stringent acoustic and thermal standards. They feature double flow ventilation systems, with monoblocks on the roof and thermal solar panels that provide 30% renewable energy for domestic hot water during summer. Heating and hot water needs are met through a combination of a heat pump and a gas boiler. One of the significant challenges was preserving the two-hundred-year-old trees and the dense vegetation on the site, as required by the DGAN, necessitating substantial conservation efforts from the beginning of the project.

The project, totaling a volume of 30,100 m³, commenced construction in June 2016 and was successfully completed within the same month and year, adhering to the planned timeline. The architectural design was undertaken by Favre & Guth SA - Les Acacias, demonstrating a commitment to high-quality construction and timely delivery. Overall, Résidence Les Hauts de Drize not only provides luxury living spaces but also conforms to eco-friendly standards, ensuring a harmonious blend with its green surroundings.
