The construction project at Sommerhaldenstrasse 13+15 in Brugg, Switzerland, involved the comprehensive renovation of two properties originally built in 1981 and 1984, which comprise 102 flats. This marked the first complete renovation since the properties were constructed.

The extensive renovation strategy, developed in collaboration with the property owners, included the complete replacement of kitchens and bathrooms, window and external wall insulation renovations, and enhancements to the thermal performance of the buildings. Additionally, all existing contaminants were removed, and upgrades were made to the entrances, underground car park, and surrounding areas to create a friendlier atmosphere.

Implenia acted as the total contractor and general planner for the project, overseeing the structural condition analysis, property analysis and strategy orientation, renovation concept and feasibility study, as well as the design and execution phases. Key challenges included managing renovation works in occupied premises and efficiently passing on costs.
Fokus på bærekraft
A major focus of the project was on sustainability, which involved upgrading the thermal performance by improving the building envelope and heating system to comply with cantonal regulations for new constructions. The preparation of a GEAK (cantonal energy performance certificate) was also completed to ensure eligibility for grant funds.

The renovation started in June 2018 and was successfully completed by November 2019. The project had a construction volume valued at approximately CHF 12.8 million. Key stakeholders included building owner Edmond de Rothschild, Real Estate SICAV, architect wurzel² architekten ag, and engineering firm Adali Engineering GmbH.
