The 'sue & til' development, located in Neuhegi-Grüze near Winterthur, is one of the largest timber construction projects in Switzerland. It features a residential community consisting of 20 houses with a total of 307 flats, 49 of which are condominiums, and 9 commercial units on the ground floor. The basement, ground floor, and stair cores are built using conventional solid construction methods, while the upper floors are constructed entirely of timber with glulam solid timber ceilings and timber frame walls. The facade is clad in Alucobond metal sheets.

Prefabrication Enhances Efficiency

The construction process incorporates prefabrication techniques, with timber components and wet rooms for rental flats being assembled off-site and delivered just-in-time. This method allows for greater efficiency and precision in the building process. Key services include the assembly of external walls, built-in windows, flat partition walls, and floor slabs, as well as the erection of prefabricated wet cells and the installation of facade sheets along with their substructure.

Sustainable 2000-Watt Standards

The project meets the 2000-watt society's sustainability standards, promoting energy efficiency, ecology, and comfort. It adheres to the SIA Energy Efficiency Path 2040 guidelines, setting target values for non-renewable primary energy usage and greenhouse gas emissions. This forward-thinking approach ensures a sustainable and comfortable living environment for residents.

Project Team and Timeline

Key players in the project include Allianz Suisse as the building owner and Implenia Schweiz AG as the general manager and construction manager. The architectural design was undertaken by ARGE sue&til, weberbrunner architekten ag, and Soppelsa gmbh. Construction planning and engineering were provided by Timbatec GmbH and Dr. J. Grob & Partner AG respectively. The project commenced in October 2015 and was completed by September 2018.
