6-8 Floor Residential Block
The Winterthur Lokstadt Krokodil project features a four-sided perimeter block development with a six-floor structure on three sides, and an eight-floor condominium ownership towards the central dialog square. The development includes a parking garage on the 1st basement level. The central square will be densely planted with trees, while the inner courtyard is designed as a green oasis with numerous native plants.
3D BIM and CLT Panels
The construction implements Building Information Modeling (BIM) in 3D for all planning and execution stages. The walls employ a frame construction method, produced as elements in Rümlang, while the floor slabs are composed of CLT panels with an additional split fill. Services provided in the project encompass wood construction design, element production, and assembly work from construction to wooden facades.
Timber Construction for Sustainability
The project emphasizes sustainability by employing a timber construction method from the first floor upwards, which conserves gray energy compared to traditional solid construction. This method supports the Minergie-P, 2000-watt society, and SIA energy efficiency path sustainability goals, helping to minimize the environmental impact of the project.
Project Team and Timeline
Key participants in this project include Implenia Immobilien AG as the client, ARGE Baumberger & Stegmeier Architekten and KilgaPopp Architekten as architects, Hager Partner AG as landscape architects, Dr. Grob & Partner AG as engineers, Pirmin Jung Ingenieure AG for building physics, and Timbatec Holzbauingenieure Schweiz AG as the timber construction engineer. The project commenced in May 2018 and was completed in June 2020, with a construction volume valued at 17 million CHF.
