The Worblaufen Hammerwerk residential development is a new housing project situated on the banks of the River Aare in the municipality of Ittigen / Worblaufen, BE. The development comprises 77 condominiums spread over five buildings, each with seven storeys. The project includes the construction of walkways, plants, and a playground to reflect the character of the riverbank surroundings.

Parking Garage with 122 Spaces

The residential buildings are interlinked at the ground level by a parking garage that houses 122 parking spaces. Importantly, the design ensures that all flats are accessible without steps from the parking garage, promoting ease of access. The total construction volume of the project amounts to 50,020 m², including 10,500 m² of commercial space.

Excavation and Dewatering Challenges

The project's location on the banks of the Aare presented considerable challenges with excavation and dewatering. Access via the narrow Schmiedeweg road led to logistical conflicts during delivery. Advanced construction techniques were implemented to connect the parking garage directly to a neighboring building securely. Measures such as material replacement and groundwater sealing were necessary due to the site's geology. Additionally, a large retention basin for meteoric water was constructed, along with various relocations of old service lines.

Sustainability with Minergie Standard

Sustainability was a key focus, with the residential buildings constructed following the Minergie standard (though not certified). The developer opted for district heating, and the parking garage features e-mobility stations to promote efficient use of solar energy. These features underscore a commitment to environmentally conscious construction.

Construction Completed, Value 31.4M CHF

The development, owned by Halter AG located at Europaplatz 1A, 3008 Bern, commenced in May 2020 and was completed in June 2022. The construction had a total value of 31.4 million CHF (33.6 million USD). The architect for the project was Büro B Architekten AG, based at Schwanengasse 10, 3011 Bern.
